Tampa realtyA Tale of Two Cities by Charles Dickens opens with the line “It was the best of times, it was the worst of times . . . it was the spring of hope, it was the winter of despair.’  This famous line could summarize the recent changes in the real estate market.

In the summer of 2008 the talk was all about the potential to buy loan books at heavily discounted rates and the banks’ concern to avoid “jingle post” as homeowners who were underwater simply handed back their house keys.  However, the loan-book market failed to ignite because banks would not sell at the prices being offered, this according to a Tampa realty company. 

Recent market talks have been around acquisitions of non-UK loan books – what the United States is doing, loan to value defaults and issues surrounding prepack administrations.

In the development market, debt is unlikely to be available for speculative projects for the foreseeable future.

Tampa houses for sale may remain empty for a little bit longer than normal according to a Queens College demographic study conducted in 2007 regarding the influx of new residents to Florida versus the exodus of approximately 10,000 more people.

While the study found that most domestics migrate to the Sunshine State still come from New York, the numbers have decreased dramatically in the past couple of years.  Nearly 60,000 New Yorkers moved to Florida in 2007 about 40,000 fewer than in 2005.  These are the most current numbers available.

Many brokers say parts of Florida are as congested as Long Island and aggressive residential development in Georgia, the Carolinas and Virginia has made these states ideal alternatives for New Yorkers and Long Islanders looking to escape nasty winters, traffic and high taxes.

The U.S. Census Bureau backs up these numbers the real estate experts, showing more are choosing the Carolinas and Georgia, two states that gained the most people nationwide in 2007 next to Texas and California.

But Florida need not worry, with its beautiful weather and miles and miles of coastal acreage, there will always be people who migrate to the Sunshine State over the others for many different reasons.

Hearing Aid Prices Vary Depending On Manufacturer and Style of Hearing Aid

hearing aidsMany parents of young children are faced with a difficult decision: whether to introduce their child to the hearing world or keep them in the deaf community.  The deaf community is a culture all to itself and they pride themselves in being deaf and most particularly don’t care for the hearing world or those who may straddle both worlds – individuals who have a clear voice yet cannot hear as well as a hearing person.

There are many schools set up specifically for deaf children and some do not even allow them to wear hearing aids but rather have them immersed themselves in the ASL – American Sign Language as a way of communicating with one another and their teachers.

Just as parents come down on both sides of the communication fence – should their children use their voice or only ASL, so too do doctors and audiologists.  However, an audiologist is a trained professional who work with hearing aids that are specifically designed to aid the hearing impaired in hearing better.

There is no right or wrong answer to the debate of allowing a hearing impaired or deaf child to use their voice or to only use sign language.  This is a debate that is best left to the family and then perhaps when the child is old enough to realize they have a choice between two worlds – one that uses voices and one that uses sign language, conceivably they could make the choice for themselves.

For those children and young adults who lose their hearing after they have had a few years of hearing and may still retain some hearing, then a hearing aid would be the best fit because they already have a voice in place and could continue in the hearing world with little adjustment.

Another option for the hearing impaired that still has some hearing would be a cochlear implant.  Good candidates for cochlear implant have some of their hearing intact and would benefit from the implant that helps sounds funneled directly into the ear from a device surgically implanted outside the scalp.

Essential Oils Scented Candles Make Great Aromatherapy Aids

Many soy candles are made with essential oils and different oils help to improve various medical problems including headaches, depression, insomnia, stress, pain and infections.

One does not have to digest these various herbs in order to benefit from their healing property, which is where aromatherapy comes into play.

Chamomile, a kind of tea, is also an herb which can be made into oils and placed into a soy candle. When the soy candle burns, the oil helps the scent fill the room and a person who smells the chamomile will feel better because it is an anti-inflammatory, a sedative, antiseptic and pain reliever.  The scent also helps with hay fever, arthritis, digestive problems, and menstrual and menopausal symptoms.  If someone has just returned from the hospital, drinking chamomile tea in addition to burning a chamomile soy candle will make this person feel much better faster than if they received no aromatherapy.

Other soy candles with essential oils that can contribute to the health and well-being of a person through aromatherapy include lavender which has a soothing and calming effect on many people and has been known to help cure headaches, insomnia (put the candle out before falling asleep for safety reasons) depression, stress and nausea.

A peppermint candle could help aid in someone’s digestion, simply by its strong aroma; in addition, peppermint also helps with motion sickness and muscle pains. 

Several herbs are not good to use for pregnant women; however with aromatherapy, lighting a scented candle would be allowed because breathing a small amount of the herb will still benefit the mother without harming the child.  Herbs like tarragon, which aids in indigestion and gas; thyme, which helps will coughs, Laryngitis, diarrhea, gas and intestinal worms, should also not be ingested by pregnant women however aromatherapy candles could help aid some of these symptoms. Rosemary is another herb that cannot be digested by pregnant women but an aromatherapy candle with rosemary essential oils could help with flu-like symptoms, gas, bronchitis and fluid retention.

Separation Agreement NY State on the Rise to Help Couples Cope with Changing Economic Climate

Community property laws vary greatly among the nine community property states.  For example, Arizona says income earned by a spouse after a married couple has separated is considered community property, however in California; the courts would treat this income as separate property. The other community property states include Idaho, Louisiana, New Mexico, Nevada, Texas, Washington and Wisconsin – Wisconsin is not a “true” community property state; however its laws regarding property ownership by a married couple are so similar to the laws of the other community property states, it is listed as a community property state.

In a community property state, it is rare to see an uncontested divorce however a separation agreement NY state is on the rise because the majority of people seeking uncontested divorces are young, childless and do not have mortgage payments or own any real personal property to be haggled over.  Whatever property they do own, they can work out some type of agreement as to who will own it after the divorce before reaching their attorney’s office to save them time and money because negotiations often take up a lot of a lawyer’s time and time is money in the world of a lawyer who charges by the hour.
